About the Role
Property Manager – High-Growth Property Operator
Location: Remote
Salary: £30,000–£40,000 basic
OTE: £40,000–£50,000
Bonus: Quarterly bonus structure
We’re working with a rapidly growing property operator looking to appoint an experienced Property Manager to take ownership of a fast-expanding residential portfolio.
This is not a traditional high-street property management role.
There are no routine property visits, no branch structure and no immediate team-management responsibility.
Instead, this is a hands-on operational role for someone who enjoys solving problems, improving processes and helping shape how a property management function should work as it scales.
The role
You’ll initially take responsibility for a portfolio of around 80 properties.
That portfolio has grown by approximately 50 properties in the last month alone, with significant further growth expected.
Your role will combine the day-to-day fundamentals of property management with helping the business build better systems and processes as the portfolio grows.
You’ll be responsible for:
-
Managing day-to-day property management issues
-
Coordinating contractors and third-party providers
-
Handling tenant and client communication
-
Investigating and resolving maintenance and operational issues
-
Following up actions through to completion
-
Onboarding new properties into the portfolio
-
Ensuring property information and workflows are kept accurate
-
Identifying operational pain points
-
Improving and refining property management processes
-
Helping introduce greater automation and efficiency
-
Making sure current systems continue to work as the portfolio scales
The business currently uses a combination of Fixflo, internally developed systems, Slack channels and PM software.
Issues are initially triaged through technology before being passed into the property management function, where you will investigate, coordinate and resolve them.
Who they’re looking for
Practical property management experience is essential.
You need to be able to manage the fundamentals independently rather than requiring significant guidance.
You might currently be working within:
-
Residential property management
-
Lettings
-
Build to Rent
-
A centralised property management function
-
A growing property or PropTech business
Traditional agency experience can work very well, but the key is that you are still genuinely hands-on.
This is unlikely to suit someone whose current role is primarily focused on managing a large team rather than managing properties and solving problems directly.
They are particularly interested in people who:
-
Understand property management workflows inside out
-
Are highly organised
-
Communicate confidently with tenants, landlords and contractors
-
Take ownership of problems
-
Are proactive rather than reactive
-
Spot issues before they become bigger problems
-
Enjoy improving inefficient processes
-
Are comfortable with technology
-
Can work independently
-
Thrive in a fast-changing environment
-
Want to help build something rather than inherit a finished structure
Experience improving, refining or automating property management processes would be particularly valuable.
The opportunity
The current property management processes work well for a smaller portfolio.
The challenge now is making sure they still work when that portfolio reaches 150, 200 or several hundred properties.
That means this role goes beyond simply managing a portfolio.
You’ll have the opportunity to influence:
-
How issues are triaged
-
How contractors are managed
-
How communication is handled
-
How information flows through the business
-
Which processes can be automated
-
How the property management function evolves as the company scales
If you enjoy both property management and problem-solving, this is a particularly interesting opportunity.
Package
Basic salary: £30,000–£40,000 depending on experience
OTE: £40,000–£50,000
Bonus: Quarterly bonus structure
The role is remote, with third-party providers and inventory clerks handling any required on-site activity.
No routine property visits are expected.
Interview process
The first stage is a 30-minute virtual conversation with the hiring manager.
The business is moving quickly and intends to provide prompt feedback to suitable candidates.
If you’re an experienced Property Manager who enjoys the operational side of the role but is frustrated by slow systems, unnecessary admin or outdated processes, this could be a really interesting move.
