Lettings Director Recruitment | Specialist Hiring Services

Lettings Director Recruitment

Hiring a Lettings Director is one of the most consequential decisions an estate agency or dedicated lettings firm will make. The right person drives portfolio growth, protects the business from regulatory risk, and builds a team that performs consistently. The wrong one costs you far more than their salary. Our specialist property recruitment expertise exists precisely for this hire.

Lettings Director recruitment requires access to senior candidates who are rarely active on job boards like Indeed or Totaljobs

Specialist recruiters assess strategic vision, regulatory knowledge, and leadership capability - not just a CV

The right Lettings Director directly increases rental portfolio profitability and reduces compliance exposure

Evaluating candidates on OTE performance history and business development track record is essential at this level

A poor senior hire disrupts team culture, client relationships, and revenue - often for years

Why is Lettings Director Recruitment a Strategic Priority for Your Agency?

A Lettings Director sits at the intersection of people management, financial performance, and regulatory compliance. This is not a role you fill with a job post and a prayer. The UK lettings market - from Central London to Leeds and Basingstoke - is under sustained pressure from legislative change, shifting tenant demand, and margin compression. The person leading your lettings division needs to have seen it all before.

What challenges do Lettings Directors typically address?

Lettings Directors manage the operational and strategic pressures that accumulate at the top of a residential lettings division. These include maintaining compliance with the Tenant Fees Act, Right to Rent obligations, and evolving property management regulations, while simultaneously driving business development, managing Area Lettings Managers, and protecting rental yield across a fluctuating market. It is a genuinely complex brief.

How do Lettings Directors impact departmental profitability?

A high-calibre Lettings Director increases profitability by reducing void periods, improving landlord retention, and building scalable operational processes that do not collapse under growth. The strategic decisions a Lettings Director makes - on pricing, portfolio mix, and team structure - compound over time. A weak appointment in this role does the opposite, quietly and expensively.

Why is regulatory compliance critical for a Lettings Director?

UK housing regulation changes faster than most agencies can track internally. A Lettings Director with deep knowledge of ARLA Propertymark standards, the Renters' Rights Act, and property licensing requirements protects the business from fines, reputational damage, and client loss. Compliance is not a back-office function at director level - it is a core commercial responsibility that sits with the person in charge.

How Specialist Recruiters Find Exceptional Lettings Director Talent

The best Lettings Directors - those with genuine track records at Regional Lettings Director or Head of Lettings level - are not browsing Reed.co.uk on a Tuesday afternoon. They are running departments, managing teams, and being quietly approached by people who already know them. That is the market our team operates in. London's permanent placement growth is currently the fastest in nearly four years, according to the KPMG & REC UK REPORT ON JOBS, 2026 - which means competition for proven senior talent is fierce and getting fiercer.

What is our process for identifying Lettings Director candidates?

Our identification process maps the active and passive candidate market across estate agency groups, independent lettings firms, and corporate operators. We target candidates at Associate Director, Head of Lettings, and Regional Lettings Director level, then qualify them against your specific brief before a single name reaches your desk.

How do we assess a Lettings Director's leadership capabilities?

We assess leadership capability through structured competency conversations that probe how a candidate has built and managed lettings teams, handled underperformance, and driven growth in previous roles. A CV tells you where someone has been. Our process tells you whether they can actually lead. We look at OTE achievement history, portfolio growth delivered, and how candidates have responded to regulatory change - because that is what the role demands.

What makes our Lettings Director talent pool unique?

Our talent pool is built on relationships developed across the UK property sector, not on database scraping. We know which senior lettings professionals are open to the right conversation, even when they are not actively looking. This matters enormously at director level, where your next hire isn't on Indeed and the best candidates need to be approached with credibility and context.

The Benefits of Partnering for Lettings Director Hiring

Temp vacancies in the UK property sector rose for the first time in 2 years, according to the KPMG & REC UK REPORT ON JOBS, 2026 - a signal that businesses are rebuilding capacity after a period of contraction. For permanent senior hires like a Lettings Director, the case for specialist recruitment partnership is even stronger. The cost of a prolonged vacancy or a failed hire at this level far exceeds any agency fee.

How does specialist recruitment save your agency time and resources?

Specialist Lettings Director recruitment removes the internal burden of sourcing, screening, and shortlisting candidates who are not genuinely qualified for the role. Our team handles the entire identification and assessment process, presenting only candidates who meet your brief. This protects your senior team's time and accelerates the hire without sacrificing quality. We have written about the seven most common mistakes businesses make when hiring senior roles - and most of them come down to rushing without the right support.

What is the return on investment for expert Lettings Director placement?

The return on a well-placed Lettings Director is measured in portfolio growth, improved landlord retention, reduced compliance risk, and a lettings team that actually performs. These outcomes compound. A director who builds the right operational foundations in year one creates revenue and margin improvements that continue for years. That is the commercial case for getting this hire right the first time.

How do we ensure a cultural fit for your Lettings Director hire?

Cultural fit at director level is assessed through honest conversations about leadership style, management philosophy, and the specific dynamics of your business. We invest time understanding your agency's culture before we approach a single candidate. Our partnered recruitment model is built on this principle - the brief only works when we genuinely understand the business behind it.

What to Expect from a High-Calibre Lettings Director

Temp billings across the UK property sector rose for the fourth straight month, according to the KPMG & REC UK REPORT ON JOBS, 2026 - a broader market signal that confidence is returning. At permanent director level, the expectations are correspondingly high. A Lettings Director worth hiring brings a combination of operational rigour, commercial instinct, and people leadership that is genuinely rare.

What key skills should a Lettings Director possess?

A high-calibre Lettings Director combines financial acumen, deep knowledge of UK property law, and the ability to lead and develop large lettings teams. Proficiency in residential lettings operations, property management, and new homes business development is expected. ARLA Propertymark qualification signals professional credibility. Strong business development capability and a demonstrable track record of hitting and exceeding OTE targets are non-negotiable at this level.

How does a Lettings Director drive market share growth?

A Lettings Director drives market share by building landlord acquisition strategies, developing the business development capability of the lettings team, and identifying new revenue streams within the existing portfolio. The director's external profile - their reputation in the local property market across areas like South East London, North London, or the West End - directly influences the agency's ability to win new instructions.

What experience is essential for a successful Lettings Director?

Candidates should bring senior management experience within residential lettings, typically progressing from Experienced Lettings Manager through to Area Lettings Manager or Head of Lettings before stepping into a director-level brief. Experience managing multi-branch operations, P&L responsibility, and a track record of building high-performing lettings teams are the baseline. Estate agency groups and property management firms operating across England should expect to compete hard for candidates who meet this standard. Our recruitment services for property and estate professionals are designed to find them.

Hiring Lettings Directors?

2point0 Group connects you with experienced lettings directors. Contact our team to discuss your hiring needs.

Frequently Asked Questions

What are the key responsibilities of a Lettings Director in the UK?

A Lettings Director in the UK oversees all aspects of a lettings department, including strategic planning, team management, and regulatory compliance covering the Tenant Fees Act and Right to Rent checks. The role also encompasses driving business development, optimising rental portfolio performance, and ensuring consistent profitability across the agency's residential lettings operation.

How can a recruitment agency help find a qualified Lettings Director?

A specialist recruitment agency streamlines the search for a qualified Lettings Director by using established networks and sector knowledge to identify candidates who are not actively job-seeking. The agency vets candidates against leadership capability, regulatory expertise, and growth track record, presenting only those who genuinely fit the brief - saving employers significant time and reducing hiring risk.

What qualifications and experience are essential for a Lettings Director role?

Essential experience for a Lettings Director includes extensive senior management time within residential lettings, strong financial acumen, and deep knowledge of UK property law. ARLA Propertymark qualification is a recognised credibility marker. Candidates must demonstrate a track record of achieving targets, managing large lettings teams, and delivering measurable portfolio growth across their career.

How do Lettings Directors contribute to an estate agency's profitability?

Lettings Directors contribute to profitability by optimising rental yields, expanding the property portfolio, and implementing efficient operational processes that reduce void periods. Their strategic leadership ensures regulatory compliance, mitigates financial risk, and drives consistent revenue growth through structured client acquisition and landlord retention strategies that compound in value over time.

Ready to Hire a Lettings Director Who Actually Moves the Needle?

If your lettings division needs strategic leadership - not just a senior hire - we should talk. We work with estate agency groups and dedicated lettings firms across the United Kingdom to identify and place Lettings Directors who deliver real commercial outcomes. submit a vacancy and we will be in touch within one working day.

Lettings Negotiator Recruitment | Expert Property Talent

Finding a Lettings Negotiator who can genuinely hold a room - with a landlord on one side and a tenant on the other - is harder than most agencies expect. The CV looks fine. The interview goes well. Then they're in the role and the cracks appear fast. We fix that problem before it costs you.

Our property recruitment expertise is built specifically around the estate agency sector. We know what good looks like in a lettings negotiator, and more importantly, we know how to find it.

Identifying Lettings Negotiators with strong communication and sales skills is paramount for agency success.

A deep understanding of the local rental market is a non-negotiable attribute for effective negotiators.

Specialist recruitment agencies offer a targeted approach to finding candidates who can build crucial rapport with both landlords and tenants.

Outsourcing Lettings Negotiator recruitment saves time and resources, providing access to a wider pool of qualified talent.

Why is Lettings Negotiator Recruitment Challenging for Agencies?

Lettings Negotiator recruitment sits at an awkward intersection of sales, compliance, and relationship management. Most agencies know what they need. The problem is the market is tight. With the UK employment rate at 75.1% for Q2 2026 (ONS, 2026), strong candidates are rarely sitting idle waiting for your job advert to appear.

What specific skills are difficult to assess in Lettings Negotiator candidates?

Rapport-building and emotional intelligence are the hardest skills to assess in a Lettings Negotiator interview. A candidate can rehearse answers about communication, but the real test is whether they can de-escalate a frustrated tenant while keeping a landlord confident - simultaneously. Standard interviews rarely surface this capability reliably.

How does the competitive market affect Lettings Negotiator hiring?

With an estimated 707,000 job vacancies across the UK (ONS, 2026), skilled Lettings Negotiators in active markets like London, Birmingham, Leeds, and the West Midlands receive multiple approaches at once. Agencies relying solely on reactive job board postings - Reed.co.uk, Indeed, Totaljobs - consistently lose their preferred candidates to faster-moving competitors.

What are the common pitfalls in recruiting Lettings Negotiators in-house?

The most common in-house mistake is hiring on personality alone and underweighting market knowledge. A charming candidate with no grasp of local rental pricing, tenancy legislation, or ARLA Propertymark standards will struggle from day one. Our piece on the 7 most common mistakes businesses make when hiring senior roles covers exactly why this pattern repeats itself across agencies of every size.

Essential Qualities of a Successful Lettings Negotiator

The best Lettings Negotiators combine the instincts of a sales professional with the patience of a mediator. They understand that a landlord's property is often their most significant financial asset, and a tenant's home is their most personal one. Holding both truths at once is a skill, not a personality trait.

What communication skills should a Lettings Negotiator possess?

Active listening, clear written communication, and the ability to adapt tone between a corporate landlord and a first-time tenant are the core communication requirements for a Lettings Negotiator. Candidates must demonstrate they can manage expectations honestly without losing the instruction - a balance that separates average negotiators from genuinely effective ones.

How important is sales aptitude for a Lettings Negotiator?

Sales aptitude is central to the role. A Lettings Negotiator must convert viewings into tenancies, negotiate OTE-linked fees, and retain landlord relationships under pressure. Annual growth in total earnings (excluding bonuses) was 3.5% in Q2 2026 (ONS, 2026), which means candidates with a strong OTE track record are increasingly selective about where they take their next role.

Why must a Lettings Negotiator understand the rental market?

Local rental market knowledge directly determines the quality of advice a Lettings Negotiator gives to landlords on pricing and void periods. A negotiator who cannot speak credibly about demand in Hampstead versus Canary Wharf, or Sutton Coldfield versus Coventry, will lose landlord confidence quickly. Market knowledge is not a bonus - it is the foundation of credibility.

[Visual: Comparison table showing Graduate Lettings Negotiator vs Senior Lettings Negotiator skill profiles across communication, market knowledge, and sales aptitude]

Optimising Your Lettings Negotiator Hiring Strategy

Posting a job and waiting is not a strategy. It is hope dressed up as a process. The agencies that consistently hire strong Lettings Negotiators treat recruitment as a proactive discipline, not a reactive task. how to attract and keep top talent in a competitive market outlines why the best candidates are rarely the ones applying - they are the ones being approached.

How can you attract the best Lettings Negotiator talent?

Attracting strong Lettings Negotiators requires a clear value proposition beyond basic salary. Candidates evaluate OTE structure, progression from negotiator to senior or branch management level, working pattern clarity (Monday to Friday with alternate Saturdays is a common expectation), and the agency's reputation with both landlords and tenants before accepting any offer.

What interview techniques reveal a Lettings Negotiator's true potential?

Scenario-based questions that simulate real landlord-tenant conflict reveal far more than competency questions. Ask candidates to walk through how they would handle a landlord demanding above-market rent on a slow property. Their answer exposes market knowledge, negotiation instinct, and client management skill in a single response - three qualities no CV can adequately demonstrate.

When should agencies consider specialist Lettings Negotiator recruiters?

Agencies should engage specialist Lettings Negotiator recruiters when in-house hiring has produced two or more poor-fit appointments, when a role has been vacant for more than four weeks, or when the business is expanding into a new geography. At that point, the cost of delay outweighs the cost of specialist support. Every week a lettings desk runs understaffed is revenue leaving the building.

Partnering for Effective Lettings Negotiator Talent Acquisition

Our recruitment services for property and estate professionals are built around a simple principle: we only present candidates we would hire ourselves. That means rigorous pre-screening, honest assessment, and a clear brief taken from your branch manager or director - not a generic job description recycled from a job board.

What benefits does a specialist Lettings Negotiator recruitment agency offer?

A specialist Lettings Negotiator recruitment agency provides access to passive candidates - professionals currently employed at Savills, independent lettings agencies, and corporate estate agency branches - who are not visible on job boards. The agency's existing relationships and sector knowledge reduce time-to-hire and improve first-year retention rates significantly compared to generalist recruitment approaches.

How do we identify client-focused Lettings Negotiator candidates?

We assess candidates against three criteria before they reach your inbox: demonstrated landlord relationship management, evidence of tenancy conversion performance, and genuine knowledge of the local residential property market. We also evaluate cultural alignment with your agency's approach - because a technically capable negotiator who clashes with your team culture will cost you more than a vacancy.

What is our process for Lettings Negotiator placement?

Our placement process begins with a structured briefing call to understand your branch's specific requirements, team dynamics, and growth plans. We then conduct targeted candidate identification, competency-based screening, and reference validation before presenting a shortlist. We also support onboarding - because as our resource on why coaching in the first 90 days can make or break a career move shows, placement is only half the job.

How We Place Lettings Negotiators

Role Brief and Market Assessment
We conduct a structured briefing session with your hiring manager to define the exact profile required - covering OTE expectations, basic salary range, working pattern, and the specific landlord or tenant mix your negotiator will manage.

Targeted Candidate Identification
We map the active and passive candidate pool across your target geography, including professionals currently placed at competing agencies who are not visible on Indeed, Reed.co.uk, or Totaljobs.

Competency-Based Screening
We conduct structured interviews assessing communication, sales aptitude, rental market knowledge, and landlord-tenant rapport skills before any candidate reaches your shortlist.

Shortlist Presentation and Interview Support
We present a focused shortlist with candidate summaries that go beyond the CV - including our honest assessment of fit, risk factors, and salary expectations relative to current market conditions.

Offer Management and Onboarding Handover
We manage the offer process to reduce drop-out risk and provide onboarding guidance to support your new Lettings Negotiator through their first 90 days in the role.

Looking for Lettings Negotiator Talent?

2point0 Group works with businesses just like yours across the Lettings Negotiator sector. Contact our team to discuss your hiring needs.

Frequently Asked Questions

How can I find a skilled Lettings Negotiator for my agency?

Finding a skilled Lettings Negotiator requires a targeted approach focusing on communication, sales acumen, and market knowledge. Specialist recruitment agencies simplify this by pre-vetting candidates against these criteria, presenting only the most suitable professionals who align with your agency's specific needs and culture, saving you valuable time and resources.

What qualities should I look for when hiring a Lettings Negotiator?

When hiring a Lettings Negotiator, prioritise excellent communication, strong sales aptitude, and a deep understanding of the local rental market. Crucially, seek individuals who build rapport with both landlords and tenants, demonstrating empathy and problem-solving skills. These attributes ensure effective client management and successful property transactions for your agency.

Why use a specialist recruitment agency for Lettings Negotiator roles?

A specialist recruitment agency for Lettings Negotiator roles provides access to a wider pool of pre-qualified candidates, including those not actively seeking new roles. Sector-specific insight identifies the right skills and cultural fit, reducing your time-to-hire and securing high-calibre professionals who genuinely contribute to your agency's growth and reputation.

What is the typical timeframe for Lettings Negotiator recruitment?

The timeframe for Lettings Negotiator recruitment varies based on market conditions and role specifics. A specialist agency significantly shortens the process by presenting pre-screened candidates promptly, with efficient screening and structured interview processes designed to optimise your hiring schedule and minimise vacancy periods on your lettings desk.

Ready to Hire a Lettings Negotiator Who Actually Delivers?

Stop losing good candidates to slower processes and generic job boards. Our specialist team works with lettings agencies and estate agency branches across the UK to place Lettings Negotiators who hit the ground running. Submit a vacancy today, or explore our full property recruitment services to see how we work.

Find specialist PropTech Customer Success Manager recruitment. We connect you with talent combining tech insight and client service. Partner with us today!

PropTech Customer Success Manager | Recruitment Experts

PropTech Customer Success Manager recruitment demands more than a standard CSM hire. You need someone who understands B2B SaaS delivery and the realities of commercial real estate workflows. We specialise in connecting PropTech businesses with CSMs who drive genuine adoption, reduce churn, and turn clients into advocates.

PropTech CSMs require a unique blend of technical understanding and client-facing skills that generic recruiters consistently underestimate.

Proactive engagement - not reactive support - is what separates CSMs who retain clients from those who lose them quietly.

Specialist PropTech CSM recruiters access talent pools that job boards like Indeed and Glassdoor simply don't reach.

Effective CSMs directly increase software adoption rates and client lifetime value for property technology businesses.

Salary expectations for PropTech CSM roles vary significantly by seniority, sector, and location - getting this wrong costs you the best candidates.

Why PropTech Customer Success Managers Are Essential for Your Growth

PropTech businesses live and die by client retention. A brilliant product means nothing if property managers, landlords, or commercial real estate teams abandon it after six months because nobody helped them embed it properly into their workflows.

What challenges do PropTech companies face with client retention?

Client retention in PropTech fails when technology adoption stalls inside complex property management or compliance workflows. Property clients often operate with legacy processes and limited internal IT resource. Without a dedicated CSM bridging the gap between the software's capability and the client's day-to-day reality, churn becomes almost inevitable - regardless of product quality.

How do CSMs drive software adoption in property technology?

PropTech CSMs drive software adoption by mapping client workflows against product features, identifying where friction occurs, and proactively resolving blockers before they become cancellation triggers. This requires understanding both the technical architecture of B2B SaaS platforms and the operational pressures facing residential, commercial, and smart buildings clients simultaneously.

What is the return on investment for a dedicated PropTech CSM?

A dedicated PropTech CSM reduces churn, increases upsell conversion, and shortens time-to-value for new clients. The return on investment compounds over time because retained clients generate referrals and expansion revenue. Businesses that treat customer success as a cost centre rather than a growth function consistently underperform against those that invest in specialist CSM talent.

Identifying Key Skills for a PropTech Customer Success Manager

The CSM talent pool is broad. The PropTech-ready CSM talent pool is considerably smaller. Most candidates can talk about relationship management. Far fewer can explain how they've navigated a commercial real estate client through a compliance workflow migration on a B2B SaaS platform.

What technical understanding is required for PropTech CSMs?

PropTech CSMs need working knowledge of B2B SaaS product architecture, data integration between property management systems, and AI-powered platform functionality. Candidates with experience across ConTech, Climate Tech, or Smart Buildings sub-sectors bring transferable depth. Technical account management experience - rather than pure relationship management - is the baseline requirement for senior roles.

Which client relationship skills are most important?

Communication clarity, proactive problem identification, and the ability to translate technical capability into commercial outcomes are the three client relationship skills that matter most. PropTech clients - whether in residential, multifamily, or industrial technology - need a CSM who speaks their language, not the product team's language. Empathy and commercial acumen must coexist in the same person.

How do we assess a CSM's ability to drive value for property clients?

Our assessment process tests candidates against real PropTech scenarios: handling a client whose adoption metrics are declining, managing a renewal conversation where ROI is disputed, and structuring a 90-day onboarding plan for a commercial real estate client. Structured onboarding matters enormously - our New Starter Playbook outlines why the first weeks in role define long-term performance.

PropTech Customer Success Manager Salary Guide

Salary benchmarking for PropTech CSM roles is where most hiring managers get caught out. Generic CSM salary data doesn't account for the PropTech premium or the London weighting that dominates UK hiring for this specialism.

According to Glassdoor (2025-26), the UK average base salary for a Customer Success Manager is £51,942. Payscale (2025-26) places the same UK average at £44,789 - a gap that reflects differences in seniority weighting across their respective datasets. For London-based roles specifically, Indeed (2025-26) reports an average base salary of £50,511.

SaaS-specific roles command a meaningful premium. RepVue (May 2026) reports a median base salary of £68,512 for SaaS-specific CSMs - a figure that aligns with senior PropTech CSM roles where technical account management and expansion revenue responsibility are built into the remit. Live Digital's placement data (2024-25) shows a CSM base salary range of £40,000-£80,000, reflecting the full spectrum from mid-level to director-adjacent positions. Equity is increasingly part of the package at growth-stage PropTech businesses, and candidates are factoring this into their decisions.

Our Approach to PropTech Customer Success Manager Recruitment

Most PropTech CSM roles don't get filled through job boards. The candidates who are genuinely good at this role are already employed, performing well, and not refreshing Indeed on a Tuesday afternoon. Our approach is built around that reality. We also know that your next hire isn't on Indeed - and we've built our sourcing model accordingly.

How do we source specialist PropTech CSM talent?

1. Sector-Specific Network Mapping: Our team maps active PropTech CSM professionals across commercial real estate, residential, and multifamily technology sub-sectors. We identify candidates by their actual client portfolios and product experience, not just their job titles.

2. Direct Outreach to Passive Candidates: We approach CSMs who are not actively job-seeking but whose profile matches your requirements. This is where the strongest candidates sit - and where generic recruiters never reach.

3. Niche Community Engagement: We maintain relationships within PropTech talent communities, including professionals with experience at businesses operating across the UK and European markets including Germany, France, and the Netherlands.

What is our screening process for PropTech Customer Success Managers?

Every candidate goes through a structured competency assessment covering PropTech product knowledge, client retention methodology, and commercial acumen. We test for the ability to manage difficult renewal conversations, build adoption plans for complex property workflows, and communicate technical value to non-technical property clients. Only candidates who pass all three stages reach your shortlist.

How do we ensure cultural alignment with your PropTech organisation?

Cultural fit isn't a soft consideration - it's a retention driver. A CSM who thrives in a high-growth, ambiguous PropTech environment will struggle in a structured enterprise software business, and vice versa. We invest time understanding your team's working style, values, and growth stage before we present a single candidate. Our research on the first 90 days shows that cultural misalignment is the primary driver of early attrition in specialist roles.

Partnering for Success: Your PropTech CSM Hiring Partner

Transactional recruitment doesn't work for specialist PropTech roles. The businesses that consistently hire strong CSMs treat their recruiter as a genuine partner, not a CV-posting service. Our property and estate recruitment services are built around that partnership model from day one.

What are the benefits of using a specialist recruitment agency?

Specialist PropTech CSM recruiters reduce time-to-hire, improve candidate quality, and lower the risk of a costly mis-hire. Generic agencies present volume. Specialist agencies present fit. The difference matters most in a role where the wrong hire damages client relationships that took years to build - and where the right hire compounds in value every quarter.

How does our service simplify your hiring process?

We handle market mapping, candidate outreach, competency screening, and salary benchmarking before you spend a single hour interviewing. You receive a shortlist of three to five candidates who have already been assessed against your specific PropTech context. This eliminates the wasted interview cycles that drain hiring managers in fast-moving PropTech businesses. For a deeper look at how this compares to contingent models, our analysis of partnered vs contingent recruitment sets out the commercial case clearly.

What ongoing support do we offer after placement?

Our involvement doesn't end at offer acceptance. We support the onboarding process, provide structured check-ins during the first 90 days, and act as a sounding board for both client and candidate if early challenges arise. The role directly supports client satisfaction and retention across commercial real estate, residential, and property management client portfolios.

How can I find a specialist recruitment agency for PropTech CSMs?

Finding a specialist PropTech CSM recruitment agency requires identifying firms with a proven track record across both property technology and customer success disciplines. Sales Negotiator Recruitment | Expert Property Talent

Finding a sales negotiator who genuinely converts enquiries into completed transactions - not just one who looks good on paper - is harder than most estate agencies expect. Our property recruitment expertise connects you with sales professionals who drive revenue, not just activity.

Why Sales Negotiator Talent Is Critical for Property Businesses

A skilled sales negotiator is the single most revenue-critical hire an estate agency or property developer makes. Every unconverted enquiry is a lost transaction. Every weak negotiation is margin left on the table. The difference between a high-performing negotiator and an average one is measurable in completions per quarter - and that gap compounds fast.

How do sales negotiators directly impact an estate agency's revenue?

A sales negotiator generates revenue by converting registered buyer enquiries into agreed sales and managing the pipeline from offer acceptance through to legal completion. The conversion rate between enquiry and offer is the primary performance metric. A negotiator who improves that rate by even a small margin produces a disproportionate increase in annual completions and fee income for the agency.

What challenges do property developers face without skilled negotiators?

Property developers without capable sales negotiators face stalled site sales, extended marketing periods, and pressure to reduce asking prices to compensate for poor conversion. A skilled negotiator maintains buyer confidence through the legal process, manages objections before they become withdrawals, and protects the developer's pricing position - all of which directly protect project profitability.

What Key Skills Define a High-Performing Sales Negotiator?

The UK jobs market remains competitive. With ONS data showing 707,000 estimated vacancies across the UK economy (ONS, 2026), the pool of genuinely skilled property sales professionals is spread thin. Knowing exactly what you're looking for before you start hiring is not optional - it's the difference between a good appointment and an expensive mistake.

How important is client communication for sales negotiators?

Client communication is the process by which a sales negotiator builds buyer confidence and maintains vendor trust simultaneously. A negotiator who communicates proactively - updating vendors on feedback, managing buyer expectations on timelines, and flagging legal delays before they escalate - reduces fall-through rates. Poor communication is the primary cause of agreed sales collapsing before exchange.

What negotiation tactics are most effective in property sales?

The most effective negotiation tactics in residential and commercial property sales centre on anchoring, reframing objections, and creating urgency without manufacturing false pressure. A high-performing negotiator identifies the buyer's primary motivation - whether that's speed, certainty, or price - and structures the offer conversation around that driver. This approach produces higher acceptance rates and fewer renegotiations post-survey.

How does market knowledge benefit a sales negotiator's performance?

Market knowledge allows a sales negotiator to justify pricing with comparable evidence, counter low offers with data rather than emotion, and advise vendors on realistic timescales. A negotiator operating in London, Manchester, or Sheffield who understands local supply and demand dynamics can hold pricing under pressure - which directly protects the agency's fee and the vendor's net proceeds.

How Our Agency Specialises in Sales Negotiator Recruitment

The recruitment services for property and estate professionals we provide go beyond posting a job advert and waiting. Most of the best sales negotiators in the UK are already employed - and they're not browsing Reed.co.uk on a Tuesday afternoon. Our approach is built around finding them anyway.

Annual earnings growth including bonuses reached 4.1% (ONS, 2026), which means candidate salary expectations are rising. Knowing where the market sits - and how to structure a compelling offer - is part of what we bring to every search.

What is our process for identifying top sales negotiator talent?

1. Market Mapping: We identify active and passive sales negotiator candidates across residential property, new homes, and commercial property sectors in target locations - from Central London and Hertfordshire to Manchester, Liverpool, and Sheffield - before a single job advert goes live.

2. Competency Screening: We assess each candidate's conversion track record, pipeline management capability, and negotiation approach through structured interviews. We look for evidence of performance, not just tenure at a recognisable estate agency brand.

3. Shortlist Presentation: We present a shortlist of pre-vetted candidates with detailed profiles covering performance data, salary expectations, and our honest assessment of fit - so your interview time is spent on genuine contenders.

How do we ensure candidates align with your company culture?

Cultural alignment is assessed before a candidate reaches your inbox. We invest time understanding your agency's values, management style, and team dynamics - because a sales negotiator who thrives in a high-autonomy boutique will struggle in a process-driven corporate branch. Our approach to attracting and keeping top talent is built on this principle.

What support do we offer throughout the hiring journey?

Our support extends from briefing through to the negotiator's first 90 days in post. We manage offer negotiations, handle counteroffers, and provide structured onboarding guidance. Research consistently shows that the first 90 days determine long-term retention - which is why coaching in the first 90 days is a core part of how we protect your investment in every new hire.

Optimising Your Sales Team with Expert Negotiators

With payrolled employees falling by 94,000 on the year for July 2026 (ONS, 2026) and total earnings growth running at 3.5% excluding bonuses (ONS, 2026), the market is tightening. Businesses that move decisively on strong candidates win. Those that run three-stage interview processes over six weeks do not.

The best sales negotiators - whether trainee talent ready to be developed or senior negotiators with a proven completions record - have options. Your hiring process is itself a signal of how well-run your business is. We help you move quickly, communicate clearly, and make offers that land.

If you're also building out your wider commercial team, our BDM recruitment service covers business development roles that complement a strong sales negotiation function.

Looking for Sales Negotiator Talent?

2point0 Group works with businesses just like yours across the Sales Negotiator sector. Contact our team to discuss your hiring needs.

Frequently Asked Questions

What are the key skills required for a successful sales negotiator?

Successful sales negotiators possess strong client communication, persuasive negotiation tactics, and comprehensive market knowledge. They must be adept at managing sales pipelines, converting enquiries into agreed sales, and building rapport with both vendors and buyers to facilitate property transactions effectively for estate agencies and property developers.

How can a recruitment agency help hire top sales negotiator talent?

A specialist recruitment agency provides access to a pre-vetted pool of sales negotiator candidates, saving businesses time and resources. We use our industry network to identify individuals with proven track records, ensuring strong cultural fit and the specific skills required to excel in residential and commercial property sales roles.

What is the typical career progression for a sales negotiator in the UK property market?

A sales negotiator typically progresses from trainee or junior roles to senior negotiator, then to sales manager or branch manager. Further advancement includes regional management or specialisation in high-value property sales. Consistent performance and continuous professional development are the primary drivers of progression at each stage.

How do you assess a sales negotiator's ability to convert enquiries into sales?

We assess conversion ability by reviewing past performance metrics, conducting structured interviews about the candidate's sales process, and using scenario-based questions. We also obtain references that confirm pipeline management capability and deal closure track record, ensuring every shortlisted candidate meets your specific business objectives.

Ready to hire a sales negotiator who actually converts?

Tell us about the role, the team, and what good looks like for your business. We'll do the rest. submit a vacancy and we'll be in touch within one working day.

Residential Real Estate Agent | Recruitment Experts UK

Residential real estate agent recruitment connects brokerages with agents who possess the interpersonal skills, local market knowledge, and sales drive to close deals and retain clients. Our property and estate recruitment services place the right people in the right agencies - fast.

Specialist residential estate agency recruitment covering sales negotiators, lettings negotiators, branch managers, and trainee agents

Identifying agents with demonstrable local market knowledge and a proven track record in client-facing roles

Partnering with brokerages to simplify hiring from initial brief to successful placement

Accessing passive candidates who are not visible on job boards like Indeed

Supporting long-term talent acquisition goals, not just filling a vacancy today

Why Specialist Residential Real Estate Agent Recruitment Matters for Your Brokerage

The UK residential property market is competitive, and the talent pool is tighter than it looks. Real estate sales roles surged 64.1% in 2025 (Vacancysoft, 2025), yet the total UK estate agent and auctioneer headcount fell to 57,700 in Q1 2025 (Statista, Q1 2025). More vacancies, fewer professionals. That is the reality brokerages are hiring into right now.

What challenges do brokerages face in hiring residential real estate agents?

The biggest challenge is not finding candidates - it is finding candidates who can actually do the job. Most CVs look the same. What a CV rarely shows is whether someone can build genuine rapport with a vendor under pressure, read a local market accurately, or push a deal through when a buyer gets cold feet. Generic job boards surface volume, not quality.

How does specialist recruitment address agent retention issues?

Poor retention in residential estate agency is almost always a hiring problem dressed up as a management problem. When agents are placed without proper assessment of cultural fit and career motivation, they leave within months. Specialist recruitment reduces early attrition by qualifying candidates on values and long-term ambition - not just current earnings and notice period. Our coaching in the first 90 days insight explains exactly why this window is critical.

What makes a residential real estate agent truly exceptional?

Exceptional residential agents combine three qualities that are genuinely difficult to assess from a CV alone: deep local market knowledge that clients trust, interpersonal skills that convert viewings into offers, and a sales drive that does not require daily management. The best agents are self-directed. They do not need chasing. They need the right environment to perform.

Our Approach to Residential Real Estate Agent Recruitment

We do not post a job advert and wait. The agents who will genuinely move the needle for your brokerage are rarely scrolling job boards. They are busy listing properties and managing pipelines. Reaching them requires a proactive, relationship-led approach - which is exactly how we work.

How do we identify agents with strong local market knowledge?

Our team maps candidates against specific geographic patches - whether that is London, Surrey, Ashford, or Scotland, where vacancy growth rose 14.2% in 2025 (Vacancysoft, 2025). We assess local market knowledge through structured conversations, not tick-box screening. We ask candidates to walk us through recent comparable transactions and local pricing trends before they ever reach your shortlist.

What methods do we use to assess an agent's sales drive and client focus?

Sales drive is behavioural, not biographical. We use competency-based assessment to probe how candidates have handled difficult vendors, managed fall-throughs, and maintained client relationships after a deal collapses. This process filters out candidates who talk a good game but lack the resilience residential estate agency actually demands. The result is a shortlist you can trust.

How do we ensure cultural fit within your residential estate agency?

Before we approach a single candidate, we spend time understanding your agency's culture, commission structure, management style, and growth ambitions. A high-performing agent from a corporate chain may struggle in an independent boutique - and vice versa. Matching on culture is not a soft consideration. It is the primary driver of whether a hire succeeds or fails within the first year.

Benefits of Partnering with a Residential Real Estate Agent Recruitment Agency

With 32.4% of all estate agency vacancies concentrated in London (EXP, 2026), competition for proven talent in key markets is fierce. Brokerages that rely on reactive, contingency-only hiring consistently lose the best candidates to agencies with established recruiter relationships. Partnered recruitment changes that active entirely.

How does partnering with us simplify your hiring process?

A partnered approach means we act as an extension of your business rather than a transactional supplier. We maintain warm relationships with active and passive candidates across residential estate agency, so when you need a sales negotiator or branch manager, we are not starting from scratch. Your time-to-hire shortens because the groundwork is already done.

What is the return on investment for using specialist recruiters?

A bad hire in residential estate agency costs far more than a recruiter's fee. Lost listings, damaged client relationships, and management time spent on performance issues all compound quickly. Specialist recruitment reduces the probability of a mis-hire by applying rigorous assessment before candidates reach you - protecting your brokerage's reputation and your team's morale.

How do we support your long-term talent acquisition goals?

We work with brokerages on workforce planning, not just individual vacancies. That means advising on market salary benchmarks, identifying where your team has skills gaps, and helping you build a pipeline of future hires before the need becomes urgent. Our guidance on attracting and keeping top talent in competitive markets supports this approach.

Finding Your Next Residential Real Estate Agent Talent

The agents who will grow your brokerage are out there. Most of them are not applying to your job advert. They are performing well in their current role and waiting for someone to make them a compelling case for moving. That is where we come in.

What qualities should you prioritise when hiring residential real estate agents?

Prioritise interpersonal communication, local market fluency, and negotiation track record above all else. Valuation accuracy and pipeline management discipline follow closely. Agents who can demonstrate consistent client satisfaction scores and repeat referral business are rare - and worth competing for. Do not compromise on these fundamentals to fill a desk quickly.

How can you attract the best residential real estate agent talent?

The best agents are attracted by genuine career progression, transparent commission structures, and a management team that supports rather than micromanages. Brokerages that articulate these qualities clearly - and back them up with evidence - win the talent competition. Vague promises about "great culture" do not move experienced agents. Specifics do.

What support is available for developing new residential real estate agents?

Structured onboarding and early coaching significantly reduce the time it takes for a new agent to reach full productivity. Our new starter playbook outlines the practical steps brokerages can take to accelerate agent performance from day one - covering everything from local market induction to client relationship protocols.

Looking for Residential Real Estate Agent Talent?

2point0 Group works with businesses just like yours across the Residential Real Estate Agent sector. Contact our team to discuss your hiring needs.

Frequently Asked Questions

How can I find a specialist recruitment agency for residential estate agents?

Find a specialist residential estate agency recruiter by verifying their track record in property recruitment specifically - not general sales or HR. Assess whether the agency understands regional market variations, can access passive candidates, and applies structured competency assessment. A genuine specialist will ask detailed questions about your brokerage before presenting a single candidate.

What are the benefits of using a recruitment agency to hire residential real estate agents?

Using a specialist recruitment agency gives your brokerage access to a wider pool of qualified candidates, including those not actively job-seeking. Agencies save internal time on sourcing and screening, apply expertise in assessing local market knowledge and cultural fit, and reduce the risk of a costly mis-hire that damages client relationships and team performance.

How do I recruit top residential real estate agents for my brokerage?

Recruiting top residential real estate agents requires showcasing your brokerage's commission structure, career progression, and management culture with specificity. Passive candidates need a compelling reason to move. Partnering with specialist recruiters significantly extends your reach to experienced agents who are performing well but open to the right opportunity.

Ready to Hire Residential Real Estate Agents Who Actually Perform?

Stop filling desks. Thinking of selling your estate or letting agency to a consolidator? See what national buyers really look for, from people who have run their acquisitions.

Selling Your Agency to a Consolidator: What Buyers Really Look For

Agency consolidators are national or private equity-backed groups that grow by acquiring estate agencies, letting agencies and lettings books. They buy for scale, recurring income and local market share. 2point0 Realise helps owners sell their estate or letting agency to consolidators on the best achievable terms.

We've sat on the buyer's side. Joel Osbourne has held senior acquisitions roles at LRG, Christie & Co and Spicerhaart, and Paul Broomham was CEO of Michael Jones & Brand Vaughan, part of Lomond.

What Consolidators Look For

Managed lettings income — the biggest single driver of value. Fully managed landlords on clear, documented terms.

Market share where they want it — a business that fills a gap on their map, or adds density where they already trade.

Clean financials — normalised EBITDA, with owner costs and one-offs separated out.

A team that will stay — branch managers and lettings staff who hold the landlord and vendor relationships.

Low owner dependency — a business that keeps performing once you step back.

Low integration risk — compliance in order, data that can migrate, and no surprises in due diligence.

How a Consolidator Values Your Business

Consolidators value recurring managed lettings income more highly than sales income, because it is predictable and transfers with the business. They then adjust for risk: landlord concentration and churn, owner dependency and compliance gaps.

The price is rarely paid in full on completion. Most consolidator deals combine a payment on completion with deferred consideration or an earn-out, often linked to keeping landlords or revenue over an agreed period. [JOEL TO ADD: typical split between upfront and deferred payment.]

Where Owners Lose Value — Seen From the Buyer's Side

Accepting the first offer. Acquisition teams build first offers with room to move.

Overlooking the deferred element. Retention targets, measurement periods and clawbacks decide what you actually receive.

Late surprises in due diligence. Anything not disclosed upfront becomes a reason to cut the price late in the deal.

Leaving the team's future unnegotiated. Staff protections, roles and your own position after the sale are all negotiable before terms are agreed.

Granting exclusivity too early. Agreeing terms with one buyer removes the competition that protects your price.

Why Sell to a Consolidator With 2point0 Realise

Most advisers have only worked for sellers. Our team has run acquisitions for national groups, so we know how a consolidator's acquisition team builds its business case, what its board needs to see and where it has room to move.

Between us, Joel and Paul have completed over 50 acquisitions. We prepare your business before it goes to market, approach the consolidators most likely to pay a premium, and negotiate price and structure on your behalf. Fees are success-only: generally 2% to 4% of the total sale price, paid only on completion.

See our full five-stage agency sale process, or if a buyer has already been in touch, read Had an Offer for Your Estate Agency?

Talk to Joel Before You Talk to a Consolidator

Book a confidential 30-minute call with Joel Osbourne, Head of Realise. Call 07476 970530 or email joel@2point0group.co.uk.

Frequently Asked Questions

What is an estate agency consolidator?

A consolidator is a national or private equity-backed group that grows by acquiring independent estate and letting agencies, then bringing them under shared systems, compliance and management. Some keep local brands; others rebrand the businesses they buy.

Do consolidators keep the agency's brand and staff?

It depends on the buyer and the deal. Some groups keep local brands and teams in place; others merge branches into an existing brand. Brand, staff roles and your own position after the sale can all be negotiated before you agree terms.

How are consolidator deals usually paid?

Usually through a payment on completion plus deferred consideration or an earn-out, often linked to retaining landlords or revenue over an agreed period. The split between upfront and deferred payment matters as much as the headline price.

Should I approach a consolidator directly?

You can, but approaching one buyer on your own removes competition and lets them control the timetable. Taking your business to several qualified buyers through an adviser usually improves both price and terms.

How much does it cost to use 2point0 Realise?

Our fees are paid only on successful completion of the sale. They are generally in the region of 3% of the total sale price, depending on the size and complexity of the transaction. If the deal doesn't complete, you don't pay a fee.

Key takeaways

National consolidators buy estate and letting agencies for recurring lettings income, market share and teams that will stay.

2point0 Realise is led by people who have run acquisitions for national groups, so we know how a consolidator assesses your business before it makes an offer.

How your business is prepared and presented decides whether a consolidator competes for it or discounts it.

Had an Offer for Your Estate Agency? What to Do Before You Reply

If a buyer has approached you about your estate or letting agency, don't reply with a number, a yes or a no until you understand what is on the table. 2point0 Realise assesses unsolicited approaches for owners, benchmarks them against the market and negotiates on your behalf, in confidence. It's often the first step in selling your estate or letting agency on the right terms.

Why Buyers Approach Directly

A buyer that contacts you has usually already identified your business as a strategic fit - the right location, the right lettings book or the right team. Approaching before you go to market lets them avoid competition from other buyers.

Approaches to letting agency owners have become more common since the main phase of the Renters' Rights Act came into force on 1 May 2026. Buyers expect more owners to be open to offers as compliance demands rise and new landlord investment slows.

How Buyers Build a First Offer

First offers are built to leave room. Acquisition teams typically value lettings income conservatively, apply discounts for risks such as owner dependency or landlord concentration, and defer a large part of the price.

The result can be a headline figure that looks attractive while the amount paid on completion is modest. The detail - how much is deferred, on what conditions and for how long - is where most of the value sits.

What to Do Before You Reply

Don't share financials before a non-disclosure agreement is signed.

Don't give a price expectation in the first conversation.

Ask what is actually being proposed: headline price, upfront and deferred payments, earn-out terms, conditions and timetable.

Don't agree to exclusivity or sign heads of terms early.

Get an independent view of value before you negotiate.

Consider who else might buy. One approach often signals wider demand.

What to Check in Any Offer

<colgroup><col /><col /><col /></colgroup>

Element

What to ask

Why it matters

Headline price

What is it based on: lettings income, EBITDA or both?

Shows how the buyer values your business, and where it can move

Payment on completion

How much is paid on the day?

This is the only part of the price that's certain

Deferred payment or earn-out

What triggers it, over what period, and how is it measured?

Retention targets and clawbacks decide what you actually receive

Your role

Do you need to stay on, in what role and for how long?

Shapes your life after the sale and is often tied to the earn-out

Staff

What happens to roles, terms and branches?

Protects your team and the relationships the buyer is paying for

Exclusivity

How long, and can you talk to other buyers meanwhile?

Long exclusivity removes the competition that protects your price

Conditions

What due diligence, funding or approvals are needed?

Open conditions are where deals stall or get renegotiated

Why Talk to 2point0 Realise First

We've been the buyer. A buyer who approaches directly is motivated, and first offers are usually built with room to move. Benchmark the offer against the market and negotiate the structure as well as the price before you accept.

Should I tell the buyer I'm talking to an adviser?

Usually, yes. It signals that you will test the offer properly, and serious buyers expect it. It also means negotiation is handled by someone who knows the market.

Is it safe to share my accounts with a buyer who approached me?

Only after a non-disclosure agreement is signed, and even then in stages. Detailed landlord and staff information should come later, once terms are agreed in principle.

What if I'm not sure I want to sell yet?

An approach is still worth assessing. Knowing what your business is worth today, and what would increase its value, helps you decide whether to sell now, later or not at all.

Does an approach mean other buyers would be interested?

Often, yes. If one buyer sees your business as a strategic fit, others with similar strategies may too. Testing the market can improve both price and terms.

How much does it cost to use 2point0 Realise?

Our fees are paid only on successful completion of the sale. They are generally in the region of 2% to 4% of the total sale price, depending on the size and complexity of the transaction. If the deal doesn't complete, you don't pay a fee.

Key takeaways

A direct approach means a buyer is motivated, but the first offer is rarely the best one.

Before you reply, understand what is really being offered: price, structure, timing and conditions.

2point0 Realise has built first offers from the buyer's side, so we know what is usually held back.

Selling Your Rent Roll vs Selling the Whole Business

Letting agency owners have two main ways to exit: sell the rent roll - the managed lettings portfolio and its landlord contracts - or sell the whole business. 2point0 Realise advises which route gives you the better outcome before you go to market, as part of selling your estate or letting agency.

Realise is led by Joel Osbourne, a former Lettings Operations Director at Romans/LRG who went on to run acquisitions at LRG, Christie & Co and Spicerhaart.

What Is a Rent Roll Sale?

In a rent roll sale, the buyer takes on your landlord management contracts and the fee income they generate. You keep the company, and anything not included in the sale - sales income, premises, other staff and liabilities - stays with you unless agreed otherwise. Buyers are typically regional agencies adding density, consolidators, and buyers focused purely on lettings portfolios.

What Is a Whole-Business Sale?

In a whole-business sale, the buyer acquires the company itself (a share sale) or its trade and assets (an asset sale). That usually includes lettings, sales, the brand, the team, premises leases and systems. Buyers are typically consolidators, private equity-backed groups, regional agencies and management teams.

Rent Roll Sale vs Whole-Business Sale

<colgroup><col /><col /><col /></colgroup>

Factor

Rent roll sale

Whole-business sale

What's sold

Landlord management contracts and managed fee income

The company, or its trade and assets: lettings, sales, brand and team

How value is set

Annual managed fee income, adjusted for quality and churn

EBITDA, plus the quality of recurring lettings income

Payment

Part on completion, part held back against landlord retention

Payment on completion plus deferred consideration or an earn-out

Staff

Stay with you unless they transfer; employment law may apply

Transfer with the business

Premises and liabilities

Stay with you

Transfer in a share sale; agreed item by item in an asset sale

Complexity and timescale

Usually simpler and quicker

More due diligence and a longer process

Best suited to

Owners leaving lettings but keeping sales, or winding down

Owners ready to exit the business entirely

What Makes a Lettings Book Valuable

Fully managed landlords - valued well above let-only or rent-collect income.

Strong fee levels - consistent management fees, not heavily discounted.

Low landlord churn and long tenancies - evidence the income will stay after the sale.

No over-reliance on a few landlords - concentration is priced as risk.

Compliance records in order - deposit protection, safety certificates, licensing and readiness for the Renters' Rights Act.

Contracts that can transfer - landlord terms that allow assignment, or a clear process for consent.

How Letting Agency Valuation Works

A rent roll is usually priced on its annual managed fee income, with the price adjusted for the quality factors above. Typically this ranges between 1.5x and 2.5x the managed fee income. Part of the price is commonly held back for an agreed period and adjusted for any landlords who leave. A typical retention period is usually between 6 and 12 months.

A whole business is usually valued on EBITDA, with recurring lettings income strengthening the value buyers will pay. For more on this, see the buyer comparison on our agency sale page.

Why 2point0 Realise for Lettings Sales

Lettings is where most of an agency's sale value sits, and it's where our team started. Joel ran lettings operations at Romans/LRG before moving into acquisitions, so he knows how buyers audit a lettings book: landlord terms, compliance records, retention risk and fee quality.

We assess both routes before going to market, prepare your lettings book so buyers can't chip the price, and negotiate the retention terms as hard as the headline figure. Fees are success-only: generally 2% to 4% of the total sale price, paid only on completion.

If a buyer has already approached you about your lettings book, read Had an Offer for Your Estate Agency?

Not Sure Which Route Is Right? It can be sold separately from the rest of the business.

How is a rent roll valued?

Mainly on annual managed fee income, adjusted for quality: fee levels, tenancy length, landlord churn and concentration, and compliance. Part of the price is commonly held back and adjusted for landlords who leave after the sale.

Can I sell my lettings book and keep my sales business?

Yes. Many owners sell their lettings portfolio and keep trading in sales, or the other way round. We assess whether a split sale or a whole-business sale delivers the better outcome for you.

Do landlords have to agree to the transfer?

It depends on your landlord terms of business. Some contracts allow assignment to a buyer; others need landlord consent or notice. Reviewing contracts early avoids problems late in the deal.

Has the Renters' Rights Act affected rent roll values?

Buyers now look more closely at compliance and landlord retention, as some landlords leave the market. Well-managed, compliant portfolios remain in demand, while compliance gaps are more likely to be priced in.

How much does it cost to use 2point0 Realise?

Our fees are paid only on successful completion of the sale.
