The Opportunity
We're working with an established residential property operator looking to appoint a commercially minded Lettings Manager to oversee leasing performance across a growing portfolio of Build to Rent and professionally managed residential developments.
This is a newly created role, offering the opportunity to take ownership of the lettings function across multiple developments, improve performance and help shape processes as the portfolio expands.
The business manages properties on behalf of institutional investors, with additional developments and new homes coming to market.
Unlike a traditional Lettings Manager position, you won't be running a high street branch or conducting viewings every day.
Instead, you'll coordinate third-party letting agents, oversee leasing performance, manage the lettings pipeline and ensure properties are marketed, let and occupied as efficiently as possible.
Flexibility is a genuine part of this opportunity.
The role is predominantly remote, and the business is open to considering experienced candidates looking for full-time, part-time or reduced-hours working arrangements.
Key Responsibilities
-
Take responsibility for lettings performance across a portfolio of residential and Build to Rent developments.
-
Oversee new development lease-ups and ongoing relets, ensuring occupancy targets are achieved.
-
Coordinate and manage relationships with appointed third-party letting agents.
-
Monitor lettings pipelines, enquiries, applications and tenancy progression.
-
Minimise void periods and maximise rental income through effective lettings strategies.
-
Review local rental markets and competitor activity, making recommendations on pricing and positioning.
-
Ensure properties are marketed effectively across platforms including Rightmove and Zoopla.
-
Monitor lead generation, enquiry conversion and leasing performance.
-
Produce accurate weekly and monthly reports for clients and internal stakeholders.
-
Work closely with property management, asset management, marketing and finance teams.
-
Ensure all lettings activity complies with relevant legislation and best practice.
-
Identify opportunities to improve processes, systems, marketing performance and the resident journey.
About You
We're looking for an experienced lettings professional with the commercial awareness and organisational ability to manage lettings performance across multiple properties and developments.
You'll ideally bring:
-
Significant experience in residential lettings, ideally at Lettings Manager or senior level.
-
A proven track record of delivering lettings performance, occupancy and conversion targets.
-
Strong knowledge of residential lettings legislation and tenancy processes.
-
Experience managing lettings pipelines and tenancy progression.
-
Excellent communication, negotiation and stakeholder management skills.
-
Confidence interpreting data, preparing reports and making commercially sound recommendations.
-
Strong Excel skills and familiarity with lettings platforms.
-
The ability to work independently and take full ownership of your responsibilities.
Build to Rent experience would be particularly advantageous, as would experience managing lease-ups or working with institutional landlords.
Candidates with a strong traditional residential lettings background who understand portfolio performance and the commercial side of lettings are also encouraged to apply.
Knowledge of Rightmove, Zoopla and Goodlord is important.
What's on Offer?
-
£40,000 full-time equivalent salary.
-
Potential performance-related bonus, subject to final agreement.
-
Full-time or part-time working arrangements, from 22.5 hours per week.
-
Predominantly remote working with occasional London site visits.
-
25 days' annual leave plus bank holidays (pro rata for part-time).
-
The opportunity to oversee leasing performance across an expanding residential portfolio.
-
A newly created position with scope to influence how the lettings function operates.
-
The backing of an established residential business and specialist internal teams.
Why Consider This Role?
This is an excellent opportunity for an experienced Lettings Manager who enjoys the commercial side of lettings but is looking for something different from the traditional high street agency environment.
You'll have responsibility for occupancy, rental performance and lettings strategy without the requirement to manage a branch or conduct daily viewings.
The flexibility also makes this an attractive opportunity for someone looking to balance an interesting, commercially responsible position with other commitments.
If you're an experienced lettings professional looking for autonomy, flexibility and the opportunity to make a genuine impact, we'd love to hear from you.
