Senior Property Manager – Build to Rent

Location: London – Home-based with regular site visits to Kilburn/Wandsworth
Salary: £45,000 per annum
Hours: 37.5 hours per week
Contract: Permanent

The Opportunity

We're working with an established and growing residential property operator looking to appoint an experienced Senior Property Manager to oversee a portfolio of Build to Rent homes across London.

This is an opportunity to join a business investing in the growth and development of its residential operations, with an expanding portfolio and a renewed focus on improving systems, service delivery and operational performance.

Unlike many traditional Build to Rent positions, this is not a five-day-a-week, site-based role. You'll be predominantly home-based, with regular visits to the properties under your management, giving you flexibility alongside genuine operational responsibility.

You'll have ownership of your portfolio, responsibility for client relationships and the opportunity to contribute to how the wider operation evolves.

Key Responsibilities

• Take responsibility for the operational management and performance of a designated portfolio of Build to Rent properties.

• Ensure properties are maintained to high standards, protecting asset value and delivering an excellent resident experience.

• Manage relationships with institutional clients, providing regular updates, recommendations and performance reporting.

• Oversee complex resident queries, complaints and escalations, ensuring effective resolution.

• Manage contractor relationships, maintenance programmes and operational service delivery.

• Monitor expenditure, budgets, service charge costs and key operational performance indicators.

• Ensure compliance requirements are met, working closely with specialist internal teams.

• Produce accurate client and management reports, using Excel and property management systems.

• Support the mobilisation of new developments and the stabilisation of existing assets.

• Identify opportunities to improve operational processes, reporting and resident satisfaction.

About You

We're looking for someone with strong residential property management experience who understands the operational requirements of managing professionally owned residential assets.

You'll ideally bring:

• Significant experience within residential property management, BTR or the wider private rented sector.

• Experience managing multiple properties or developments, ideally on behalf of institutional investors.

• Strong knowledge of residential legislation, compliance and property management best practice.

• Experience managing contractors, budgets and complex resident issues.

• Confidence communicating with clients and producing accurate operational reports.

• Strong Excel skills and experience using property management platforms.

• A proactive, organised approach and the confidence to work independently.

Knowledge of MRI QUBE, Goodlord and Fixflo would be advantageous, alongside experience of new development mobilisation.

A full UK driving licence and the ability to travel regularly between London sites are required.
