Location: London – Home-based with regular site visits to Hackney/Clapham
Salary: £37,000 per annum
Hours: 37.5 hours per week

The Opportunity
Are you an experienced Property Manager looking to move into the growing Build to Rent sector?
We're working with an established residential property operator looking to recruit a Property Manager to oversee a portfolio of professionally managed rental homes across London.
The business manages residential developments on behalf of institutional investors and is expanding its portfolio, with additional homes coming into management over the coming months.
This is a hands-on property management role with a difference.
You'll be predominantly home-based, visiting your developments regularly rather than working from a branch or being permanently based on-site.
You'll also benefit from the support of established internal teams, including technical compliance, facilities management and income collection, allowing you to focus on managing your properties and delivering a great service to residents.
Key Responsibilities
-
Manage the day-to-day operations of a portfolio of residential and Build to Rent properties.
-
Act as a key point of contact for residents, responding to enquiries and resolving issues promptly and professionally.
-
Coordinate maintenance and repairs, working with contractors and internal specialist teams.
-
Monitor property standards, compliance requirements and operational performance.
-
Handle resident complaints, ensuring effective and timely resolutions.
-
Build strong relationships with clients, contractors and internal colleagues.
-
Maintain accurate property and tenancy records.
-
Prepare operational updates, performance reports and client information.
-
Support the onboarding and mobilisation of new residential developments.
-
Identify opportunities to improve property management processes and resident experience.
-
Ensure properties are managed in accordance with relevant legislation and best practice.
About You
We're looking for someone who understands the fundamentals of property management and takes real ownership of their work.
You'll ideally have:
-
Previous experience in residential property management, lettings or the private rented sector.
-
A good working knowledge of residential lettings legislation and compliance requirements.
-
Experience coordinating contractors, maintenance and resident enquiries.
-
Strong organisational skills and the ability to manage multiple properties and competing priorities.
-
Excellent communication and customer service skills.
-
Confidence using Excel and property management systems.
-
A proactive, practical and solutions-focused approach.
-
The ability to work independently and manage your own workload effectively.
Experience within Build to Rent would be advantageous, but candidates from traditional residential property management backgrounds are encouraged to apply.
Knowledge of MRI QUBE, Goodlord or Fixflo would also be beneficial.
You'll need a full UK driving licence and to be based within reasonable travelling distance of the London developments, including areas such as Hackney, Clapham and North West London.
What's on Offer?
-
£37,000 basic salary.
-
Predominantly home-based working.
-
Regular site visits rather than five days a week on-site.
-
25 days' annual leave plus bank holidays.
-
Standard weekday working hours.
-
Support from specialist internal teams.
-
Exposure to the growing Build to Rent sector.
-
The opportunity to develop your experience as the residential portfolio expands.
Why Consider This Role?
If you're currently managing a portfolio within a traditional estate agency and would like to move into a professionally managed residential environment, this could be a great next step.
You'll still be involved in the practical side of property management, but with the backing of a larger organisation and the flexibility to manage your working week effectively.
It's a role for someone who enjoys getting things done, takes pride in delivering great service and wants to be part of an evolving residential operation.
