About the Role

New Homes Sales Consultant / Sales Negotiator

Company

Our client is a well-established estate agency with a strong office network across Surrey and South West London. The business has a growing New Homes department with a healthy pipeline of developments and a wide range of stock, from boutique schemes through to larger sites across areas including Dunsfold, Teddington, Twickenham and the wider Surrey region.

They are now looking to expand the New Homes sales team with the addition of a proactive, commercially minded Sales Consultant / Sales Negotiator who can help drive enquiries, build applicant relationships and support sales across multiple developments.

The Role

This is a dedicated New Homes sales role, working closely with the Head of New Homes, existing sales team and wider branch network to generate viewings, manage applicants and convert sales across a varied portfolio of new build sites.

The role is ideal for someone who enjoys building long-term relationships with buyers, working across a broad geographical patch and being given the freedom to manage their own pipeline. Unlike a traditional branch-based agency role, this position requires a more consultative, relationship-led approach, with the ability to understand future stock, buyer motivations and wider market opportunities.

The successful candidate will be based from the company’s head office, with regular travel across Surrey and South West London, using the office network to support sales activity and build relationships on the ground.

Key Responsibilities

  • Proactively manage and develop a database of new homes applicants.

  • Build strong relationships with buyers and understand their motivations, budgets, preferred locations and timescales.

  • Generate, book and conduct viewings across a range of new homes developments.

  • Follow up enquiries quickly and professionally to maximise conversion.

  • Work closely with the wider office network to share applicant information, referrals and market insight.

  • Build strong internal relationships with branch teams across Surrey and South West London.

  • Support the Head of New Homes in driving sales performance across multiple live sites.

  • Maintain accurate applicant records and ensure CRM/database information is kept fully up to date.

  • Liaise with clients/developers where required and provide updates on viewing activity and buyer feedback.

  • Develop a strong understanding of current and upcoming stock, site details, pricing and buyer profiles.

  • Support launch activity, viewing days or site events where needed.

  • Help create a more competitive, target-driven sales environment within the New Homes team.

Ideal Background

Someone with direct New Homes sales experience, ideally within Surrey or the surrounding areas, who understands how to manage new build applicants, work across multiple sites and build long-term buyer relationships.

Also Considered

An experienced estate agency Sales Negotiator / Sales Consultant who is looking to move into New Homes and wants a broader, more autonomous role with more variety and freedom.

Potential Wildcard Profile

A strong lettings or estate agency professional with excellent local area knowledge, strong client/customer skills and a genuine desire to move into sales and New Homes. This person would need to be commercially sharp, proactive and capable of learning quickly.

Skills and Experience Required

  • Previous experience in estate agency, new homes, property sales or lettings.

  • Strong sales ability and confidence managing applicants through a buying journey.

  • Excellent telephone manner and follow-up discipline.

  • Strong database management skills, with the ability to keep applicant records accurate and current.

  • Ability to build trust and long-term relationships with buyers.

  • Good knowledge of Surrey and/or South West London property markets would be highly beneficial.

  • Confident working across multiple locations and developments.

  • Highly organised, self-motivated and comfortable managing a varied workload.

  • Able to work proactively rather than simply responding to incoming enquiries.

  • Strong relationship-building skills, both with applicants and internal office teams.

  • Commercially driven, target-focused and resilient.

  • Full UK driving licence and access to a car would be expected due to the patch-based nature of the role.

Working Pattern

The role is primarily based from head office, with regular time spent out on developments and across the wider office network.

Saturday working is not expected to be fixed every week, but flexibility will be required where viewings, launches or site events need to be covered. This may involve occasional Saturday morning viewings or event support depending on applicant and client requirements.

Package

Salary is to be confirmed depending on experience and market level.

The commission structure currently includes:

  • Basic commission paid at 7%.

  • Commission increasing to 20% once target is achieved.

  • Additional negotiated bonuses may be available depending on individual site arrangements.

Targets are designed to be achievable, with the aim of motivating consultants to reach the higher commission threshold and continue driving performance throughout the year.
